Mid-Century Houses and Indoor-Outdoor Floors

Sarasota is known for the Sarasota School of Architecture, a group of modernist designers active from the 1940s into the 1960s. Their houses favored glass walls, wide overhangs and living spaces that open to the outdoors, and that idea still shapes many homes in the area.

When a living room opens through sliding glass doors to a lanai or pool deck, the floor becomes part of the view. One option is to use the same porcelain inside and out, in finishes rated for each location. Outdoor and wet areas generally call for a more textured, slip-resistant surface than an indoor living room, so many tile lines offer matching tiles in two finishes for exactly this reason.

Condo Flooring and Association Rules

If you live in a condo, check your association’s rules before choosing a hard floor. Many associations require a sound-control underlayment under tile or plank flooring to limit noise to the unit below, and some set a minimum sound rating or require approval before work starts.

Condo work also has practical limits: elevator reservations, work hours and where materials can be stored. Knowing these early makes it easier to plan the job and keeps neighbors on good terms.

Updating Older Bathrooms

Older Sarasota bathrooms often have tile set on a thick mortar bed instead of modern backer board. That older method can be very durable, but removing it is heavy work, and what is behind it is unknown until it is opened up.

If the existing tile is solid and you only want a new look in part of the room, ask whether the old tile can stay in place. If it is cracked, loose or the shower has leaked, a full tear-out to the studs and a new waterproofed assembly is usually the right call. Our bathroom remodeling page explains how a full remodel is planned.

Questions From Sarasota Homeowners

Do you install tile in Sarasota condos?

Yes, Sarasota is one of our service areas. Before the estimate, get a copy of your association's flooring rules, especially any requirement for sound-control underlayment or approval forms, so the plan meets them from the start.

Can the same tile go inside and on the lanai?

Often, yes. Many porcelain lines come in an indoor finish and a textured outdoor finish with the same color and size. The outdoor surface also needs the right setting materials and slope for drainage.

What if I'm not sure whether my old tile can stay?

Tap test it: tiles that sound hollow are often no longer fully bonded. Cracked tiles, loose grout and signs of leaks are other reasons to remove it. We can look at it during your free estimate.
