Homes Built Over Seven Decades

Port Charlotte is an unincorporated community in Charlotte County at the north end of the Charlotte Harbor estuary. It was developed starting in the 1950s by the General Development Corporation, and it has grown ever since: the 2020 Census counted 60,625 residents.

That long history shows up in the houses. A home built decades ago may have had its floors replaced several times, and in 2004 Hurricane Charley damaged a large share of homes in the county, leading to repairs and rebuilding of every kind. When you open up a floor in an older Port Charlotte home, you may find tile over tile, glue residue from old vinyl, or patched areas of slab.

Tile Over Tile or Tear It Out?

Setting new tile over old tile is possible when the old tile is fully bonded, flat and clean, and when the extra height works at doors and appliances. It saves demolition, but it also locks in whatever problems the old floor has.

Tear-out is usually the better choice when tiles sound hollow, grout is cracking in lines, or the floor has already been covered more than once. Removing everything down to the slab lets you see cracks, old repairs and high spots, and treat them before the new floor goes down.

Cracks in an Older Slab

Older slabs often have cracks. The key question is whether a crack is stable. Hairline cracks with no height difference are common and are usually covered with a crack isolation membrane, which lets small movement happen under the tile without cracking it.

Cracks that have shifted in height, keep widening or let water through are a different matter and may need repair before any new floor. Our flooring installation page explains how slab conditions affect the choice of flooring.

Questions From Port Charlotte Homeowners

Can you install new tile over my old tile?

Sometimes. The old tile has to be solidly bonded, flat and clean, and the added height must work at doorways and cabinets. If tiles sound hollow or are cracking, removing them is usually the better choice.

What is a crack isolation membrane?

A thin sheet or liquid-applied layer between the slab and the tile. It absorbs small movement in the slab so that hairline cracks do not telegraph through to the tile.

I found old vinyl glue under my carpet. Is that a problem?

Old adhesive has to be removed or treated before new tile, because thin-set does not bond well to it. In older homes, old flooring and adhesive may contain asbestos, so have it tested before disturbing it.
