Between the Bay and the Preserve

Osprey is an unincorporated community in Sarasota County, just south of Sarasota and north of Nokomis. It sits on Little Sarasota Bay, home to Historic Spanish Point, and next to Oscar Scherer State Park, known for its Florida scrub-jay habitat.

Like the rest of coastal Southwest Florida, homes here see long stretches of high humidity. In bathrooms, that means more moisture lingering on walls, grout and ceilings after every shower.

Keeping a Bathroom Dry in a Humid Climate

Tile and waterproofing keep water out of the walls, but they cannot remove moisture from the air. Ventilation does that. A common guideline from the Home Ventilating Institute is about 1 CFM of fan capacity per square foot of floor area for a typical bathroom, vented to the outdoors rather than into the attic.

A remodel is the right time to check the fan. Grout and sealant also matter: epoxy and high-performance grouts resist mildew staining better than basic cement grout, and replacing worn sealant at shower corners keeps water from reaching the joints that move.

Natural Stone or Stone-Look Porcelain?

Marble and travertine have a depth that is hard to copy, and they suit many homes in the area. They also need more care: most natural stone is sealed periodically, can etch from acidic cleaners, and some lighter marbles stain if they stay damp.

Stone-look porcelain gives a similar appearance with almost no upkeep and very low water absorption, which makes it a practical choice for showers. Many homeowners use real stone where it is seen and touched least, such as a vanity backsplash, and porcelain on the shower walls and floor. Questions From Osprey Homeowners

Why does my bathroom grout keep getting dark?

Often it is mildew from moisture that does not dry out. Better ventilation, regular drying of the shower and a more stain-resistant grout all help. If grout darkens near the floor and keeps coming back, water may be getting behind the tile.

Is marble a good idea for a shower?

It can be, with the right setting materials, regular sealing and gentle cleaners. If you want low upkeep, marble-look porcelain is the more forgiving option.

Can you replace just the shower and keep the rest of the bathroom?

Yes. A shower remodel can be done on its own when the floor and the rest of the room are in good shape. The new shower tile should be chosen to work with the existing floor.
